HOA management transition in Temple

If your Temple HOA is considering a new manager, the transition needs to carry unfinished work forward and give residents a clear point of contact. Talk with Lauren Douglas about Kolibri’s available support. Explain what the board wants help with, including financial questions or everyday work that keeps falling back to volunteers.

Keep common-area services running

For a community with irrigation, a management change can expose small gaps: a controller code known by one person, a water account under an old contact or a valve nobody can locate. Gather that information while the outgoing team is still available.

Identify the meters and equipment the association is responsible for, along with current service contacts. Temple publishes a water conservation plan; check current city guidance when making watering decisions. The association’s own documents still determine which areas it maintains.

Account for work already approved

A bank balance alone does not show everything the association owes. An irrigation repair might be approved and complete while the invoice is still on its way. Transfer the approval and contractor details with the financial information so the incoming team can understand the eventual charge.

The financial handoff also needs unpaid invoices, homeowner balances and the supporting account records. Name the person who will finish checking the closing period and resolve missing information. Keep operating and reserve information identifiable where applicable.

Tell homeowners what changes and when

A homeowner who has already reported a problem should not have to reconstruct it for a new contact. Carry forward the original request and subsequent correspondence, including any decision or promised next step.

A common-area walk can help connect the files with what is happening on the property. If a volunteer knows where a recurring problem occurs, capture that knowledge before their involvement changes. This is also a chance to identify work awaiting the board’s decision.

Residents need the effective date, the place to send questions and accurate payment instructions. Test the receiving arrangements before announcing them. Any change involving payment details deserves a private check before distribution.

For a conversation with Kolibri, bring the association’s location, governing documents and current management agreement, plus the open issues causing the most difficulty. Discuss the work available and what the board will retain. Association counsel should review termination requirements and legal timing for the change.
