Decide how the home will be used

Some owners want regular personal stays. Others are preparing a dedicated rental or taking over a listing that already has reservations. Those situations need different calendars, handovers, and spending decisions. Explain your goals before discussing pricing or a management fee.

Check the address before opening the calendar

Local requirements differ. Salado publishes a short-term rental registration process, and Belton provides its own permit guidance. A lake-area mailing address does not establish the governing jurisdiction. Confirm applicable rules, private restrictions, insurance coverage, and tax responsibilities before accepting reservations.

The Texas Comptroller explains that a platform may collect state hotel occupancy tax under an agreement, while the owner's responsibilities depend on the arrangement. Review actual booking statements and local requirements with the appropriate tax adviser. Do not assume one platform handles every obligation.

  • Document sleeping arrangements, parking, access, and usable amenities.
  • Plan cleaning, linen replacement, supplies, and maintenance access.
  • Set owner-use dates and the authority to approve repairs or refunds.

Build expectations the property can meet

An accurate listing is an operating tool. Guests need to understand stairs, shared areas, parking limitations, and how they enter the home. Photographs and descriptions should match what will be available during the stay.

Can I use the property myself?

Personal use needs to be part of the calendar plan and agreement. Discuss when dates must be blocked, how existing reservations are protected, and how cleaning after an owner stay is handled.

Can a home be listed as soon as it is furnished?

Readiness also includes applicable permissions, insurance, safety and maintenance checks, accurate listing information, access instructions, and a workable turnover arrangement.

Does this website take guest bookings?

No. This website provides service information and owner inquiries. Any booking channel or external listing will need to be confirmed separately.
