Buying with Kolibri

Buy a home in Central Texas

A home search gets easier when you know what the house needs to do for you. Kolibri Realty helps buyers in Temple, Belton and Salado work through that decision, from setting a search area to weighing the details of a purchase.

Start with the everyday requirements

Bring the things that are difficult to change later: your work destination, the space you need, preferred move date and a monthly housing budget. A large yard or a newer kitchen may be negotiable. A layout that cannot accommodate your daily routine probably is not.

We can use those priorities to discuss communities and property types. If your search includes Killeen or another part of Bell County, share the location first so we can confirm availability for that address.

Understand the costs and the working relationship

Speak with a lender about financing and ask for estimates that include taxes, insurance and any association charges. Leave room in your own budget for maintenance and the move itself. Your comfortable payment may differ from the maximum a lender approves.

Before touring with Kolibri, we will need to discuss the applicable written buyer agreement, services and compensation. TREC explains the current Texas requirements. Read the agreement and ask about its duration, geographic scope and how it ends.

Evaluate the property behind the photographs

Use showings to narrow the choice, then investigate the shortlisted home. An inspection, insurance quote, title review and information about the lot answer different questions. The condition of the roof or a restriction on a planned use may matter more than a cosmetic feature.

When you are ready to consider an offer, discuss price alongside financing terms, review periods, included items and possession. Once a contract is signed, keep its deadlines accessible and ask for clarification before a decision is due.

  • Save addresses and explain what appealed to you about each one.
  • Identify any property you must sell before buying.
  • Flag plans for renting, adding a structure or keeping a boat early.

Common questions

Can I start before I am ready to make an offer?

Yes. A consultation can help define the search and identify lender or property questions to resolve first. Give us your likely timing, even if it is flexible.

Can you help me compare buying and continuing to rent?

We can discuss available property choices and likely ownership responsibilities. A lender or financial adviser can help assess how a purchase fits your finances.
