Define the intended use

Explain whether you want a long-term rental, a future home for yourself, or a property you may sell after improvements. Each plan raises different questions about timing, condition, and restrictions. If you already own rentals, explain where this purchase would fit and how much of the work you want to handle personally.

Review the existing property

For an occupied rental, ask for the lease, current rent information, deposit records, and open maintenance items through the appropriate transaction process. For a vacant home, identify the work needed before a resident could move in. Keep repair estimates and verified property records separate from assumptions about future performance. Ask your lender, insurer, and tax adviser to review the matters within their scope.

Plan the management handoff

A purchase agreement does not establish a property-management arrangement. Discuss the work Kolibri would handle, repair approval limits, reporting, fees, and a possible start date in a separate written proposal. If the property has an existing manager, review the ending and transfer requirements before assuming records or services will move on closing day. Share the address first so Lauren can confirm service coverage.
