Buying with Kolibri

Plan your home purchase with Kolibri

You do not need a finished shortlist to have a useful buying conversation. Bring your priorities and the questions that are holding up the decision. We can start there.

Lauren Douglas · Kolibri Realty · Bell County

What to bring to the conversation

Tell us where you need to be during the week, what you want the home to accommodate and when you hope to move. If you have spoken with a lender, share the purchase range you are comfortable discussing. Sensitive financial documents should go to your lender through its approved process.

A few saved property links can help explain your preferences. Point out the feature that matters in each: the layout, the yard, the location or the condition. Include examples you ruled out if they make the requirements clearer.

  • Preferred locations and any address you already want to consider.
  • Must-have space, parking or accessibility requirements.
  • Your financing stage and preferred purchase range.
  • A lease end date or property sale that affects timing.

Questions we can work through

The conversation can cover which communities to explore, what property types fit and what needs verification before touring. Temple, Belton and Salado are the primary service areas. If you are considering Killeen, send the address or search area so coverage can be confirmed.

For a rental purchase, lake-area property or new construction, we can identify a more specific set of questions. Some will need an inspector, lender, insurance professional or attorney. Knowing who can answer them helps you use the next step well.

Agree on how to work together

Discuss representation, the services covered, compensation and the term of any agreement before signing. Texas requirements for written residential buyer agreements changed in 2026; TREC’s guidance explains when an agreement is required and the difference between representation and showing-only arrangements.

Tell us if you have an existing agreement with another broker. A consultation request does not authorize a purchase offer or establish financing approval. Any next step should reflect your instructions and the applicable written agreement.

Common questions

What if my budget or timing is still uncertain?

Say so in your inquiry. The first useful step may be lender conversations or comparing communities. You can explain a tentative range without committing to a property.

Is submitting this inquiry the same as hiring a buyer’s agent?

No. Representation and compensation require a separate discussion and appropriate agreement. Read that agreement before signing and raise anything you do not understand.

Can we discuss buying and selling together?

Yes. Include the property you may sell and whether your purchase depends on its closing. That helps frame both timelines from the start.
