Questions about buying a home

Buying questions become easier to answer once they are attached to a specific property and contract. These starting points can help you prepare for a conversation with Kolibri and the other professionals involved.

Keep the source of each answer clear

Your lender answers questions about loan approval and payments. An inspector evaluates the items within the inspection scope. The title or closing provider handles its part of the ownership transfer. Kolibri helps you work through the real estate decisions within the agreed representation.

Keep important answers in writing and note any assumptions behind an estimate. If a question calls for legal or tax advice, take it to the appropriately qualified adviser before the decision is due.

Plan your questions around the home

An existing lease, a private wastewater system or land adjoining a lake can change what you need to review. Share the intended use of the property early. The same checklist will not answer every home’s questions.

Common questions

What should happen before we tour homes?

Discuss the search, who will represent you and the applicable written agreement. Ask about services, compensation, duration and termination. Tell Kolibri about any existing representation agreement before scheduling.

Does preapproval mean the purchase is certain?

No. Ask your lender what remains to be verified and what property requirements apply. Keep the financing terms and deadlines in your actual contract in view.

Is an inspection the same as an appraisal?

No. An inspection addresses the property’s condition within its scope; an appraisal addresses value. Ask the inspector and lender what their respective reports cover and how to resolve any concerns.

Can I use a seller’s tax bill to estimate my payment?

Treat it as historical information. Exemptions and other circumstances may differ after a purchase. Ask your lender and Bell CAD how to estimate taxes for your situation.

When will I get the keys?

Confirm the possession terms in the contract and any temporary lease. Signing documents, closing, funding and physical possession need to be coordinated; do not schedule movers on an assumption.

What if a document or payment instruction changes just before closing?

Contact the responsible professional directly using a verified number you already have. Ask them to explain document changes, and independently confirm wiring instructions before transferring funds.
