Decide how the property will be used
Start with your intended rental model and the work you want to take on. A long-term tenancy, occasional personal use and short stays create different operating questions. Confirm that the proposed use is allowed for the address, including applicable local rules and recorded restrictions.
Discuss the purchase with a lender who understands the intended occupancy. Financing assumptions for a primary residence may not fit an investment. Ask an insurance professional to quote the use you actually plan.
Build a property-specific operating picture
Separate documented income from an asking rent or a projection. For an occupied property, request the signed leases, amendments, payment history and a clear accounting of deposits. For a vacant property, evaluate rental comparisons and the work required before it can be offered.
Include vacancy, repairs, management, insurance, taxes and replacement reserves in your own assessment. Review at least one scenario with lower rent or a longer vacancy. An attractive purchase price does not resolve an expensive roof or a layout that is difficult to maintain.
- Inspect major systems and obtain estimates for known work.
- Verify who pays each utility and recurring property charge.
- Check parking, access and maintenance obligations for shared areas.
- Identify the records and keys that must transfer at closing.
Bring the right advisers into the decision
