Rental repairs before advertising: what needs to happen first?
A ceiling stain needs a diagnosis before fresh paint. Working appliances need a test before they appear in the listing.

The painter can start this week, but the ceiling stain hasn't been explained. Find out whether the home has an unresolved problem, finish the work needed for its intended use, and then decide what cosmetic spending is worthwhile. A listing date should reflect the work you can reasonably finish.
Fix the cause before covering the mark
Water intrusion, electrical concerns, and broken equipment deserve attention before cosmetic improvements. Use qualified trades for diagnosis. Painting over a stain while its source remains uncertain can leave you paying for the same surface again after the underlying repair.
Texas repair duties can involve conditions that materially affect a tenant's health or safety. Use qualified trades to assess urgent concerns and decide what temporary protection is needed while a lasting repair is arranged.
Try the house as someone will use it
Walk through ordinary tasks: entering and locking the home, turning on lights, using the supplied appliances, and checking visible plumbing and drainage. Keep technical testing with qualified people. A clean dishwasher still needs to complete an appropriate operating check before you describe it as working.
Disconnected utilities leave equipment untested. Build time for those checks after service is available, especially if the result could change the repair scope. Compare the equipment you intend to supply with the listing and lease. Decide who will maintain it, and remove staging that could make a temporary item look included.
Decide whether an upgrade deserves the delay
Sound flooring and dated fixtures create a different decision from an active leak. An optional replacement may be easier while the home is empty, but it also takes cash and time. Compare that disruption with doing the work during a later turnover. Consider the care the new material will need, and do not assume an upgrade will earn enough extra rent to cover its cost.
Get a scope that describes the finished result. "Touch up" can mean very different things to an owner and a contractor. Confirm availability and material assumptions, including what could change the estimate. Schedule painting after moisture repairs and cleaning after dusty work. The owner still has to fund the vacant property while the work continues.
Photograph what you will deliver
Before releasing photos, walk the property against the description. Check anything advertised as new, supplied, or ready. If work remains, the listing needs to describe the current condition and intended availability accurately. An unconfirmed contractor date is a weak basis for a move-in promise.
Let the person showing the home know what is still pending. Keep useful completion evidence: an invoice shows work billed, a photo shows visible condition, and an inspection addresses its stated scope. None answers every question alone.
