Airbnb management in Central Texas
Before someone starts managing an Airbnb listing, decide who owns the listing, what access they need, and which decisions they can make. Platform permissions and the management agreement need to match.

Set access around the work being delegated
Airbnb provides different co-host permission levels. Its help center distinguishes full access from calendar-and-messaging access and calendar-only access. Those settings affect what a co-host can do on the platform, so check the current options when arranging support.
The working agreement still needs to cover the practical decisions: who can change prices, approve a refund, alter availability, or arrange a repair. Record account ownership and the process for ending access if the relationship changes. Use the platform's approved access tools instead of circulating personal login credentials.
Audit the listing against the actual home
Review every claim a guest might rely on. Count the beds and describe their locations. Confirm parking, entrance steps, shared spaces, and amenity restrictions. If a feature is unavailable, update the listing and address any affected reservation through the appropriate platform process.
Airbnb's ground rules address listing accuracy, reservations, communication, and cleanliness. An operational review should turn those expectations into property-specific tasks: a tested entry method, a checked supply list, and a clear route for a guest who cannot find the house.
- Confirm listing owner and authorized account access.
- Review future reservations before changing calendar settings.
- Check photos, sleeping arrangements, amenities, and house rules.
- Agree on pricing authority and repair or refund approvals.
Treat the platform as one part of hosting
A message inbox cannot clean a home or replace a failed lock. Discuss who handles the on-site work, how a problem reaches that person, and what happens if the first contact is unavailable. Set actual coverage hours and escalation arrangements in writing.
Bring your Airbnb link, upcoming reservation summary, and the tasks you want to delegate to Kolibri. Service availability and account arrangements need confirmation for your property. Kolibri's service discussion does not imply an Airbnb partnership, Superhost status, or membership in Airbnb's Co-Host Network.

Common questions
Can I keep ownership of my Airbnb listing?
Discuss ownership and access before making changes. Airbnb offers co-host permissions, but the appropriate setup depends on the listing and the agreed services.
Will a manager's reviews transfer to my home?
Do not assume reviews or status transfer with a management change. Check Airbnb's current rules for the existing listing and account arrangement.
Is Airbnb's tax collection the whole tax process?
Review the actual taxes collected for the property and booking channel. Local requirements and owner reporting responsibilities need a separate check with the relevant authority or tax adviser.
