Short-term rental setup and launch

Opening a booking calendar is the last step in a launch sequence. First, confirm that the intended use is allowed and that the home can deliver the stay its listing describes.

Lauren Douglas · Kolibri Realty · Bell County

Resolve the property questions before buying the extras

Confirm the address's jurisdiction and applicable rental rules, along with deed restrictions, association requirements, and any financing or insurance conditions. Salado and Belton publish their own short-term rental guidance. Requirements for one city should not be carried over to another address without checking.

Ask the relevant professionals about tax registration and reporting responsibilities. Decide who handles permits, renewals, and record retention in the management arrangement. Set aside a launch budget that covers necessary repairs and operating supplies as well as furnishings.

Build around the stay you can support

Document the actual sleeping layout, parking capacity, access route, and spaces guests can use. Buy furnishings and supplies that fit that plan. An advertised sleeping capacity creates expectations about seating, linens, dishes, and practical use of the home.

Prepare a property guide with appliance instructions, Wi-Fi details, waste arrangements, approved house rules, and emergency information. Test the arrival process as if you had never seen the home. Check the address visibility and entry instructions after dark where practical.

  • Complete necessary repairs and arrange qualified safety checks.
  • Photograph the furnished home accurately.
  • Prepare linen, supply, and cleaning checklists.
  • Confirm guest-support contacts and repair approval limits.
  • Block owner dates and maintenance time before opening availability.

Run a readiness review

Walk through the listing and compare each amenity with the home. Test the equipment guests will use, confirm that the cleaner can access the property, and check the instructions against the actual lock and parking layout. Record unresolved items and decide whether they prevent launch.

Kolibri can discuss setup support for a specific property, including the work the owner plans to complete personally. Ask the proposal to separate one-time preparation from ongoing management, and identify outside purchases or professional services. A launch date should follow verified readiness and required approvals.

Common questions

Can I take reservations while waiting for a permit?

Confirm what the relevant authority permits before advertising or accepting stays. A pending application should not be treated as approval.

Does Kolibri furnish the home?

Ask for a setup scope that specifies whether furnishing selection, purchasing, delivery, or installation is included. Agree on the budget, approvals, ownership, and reimbursement before placing orders.

How long does launch take?

The timeline depends on permissions, property condition, purchasing, provider availability, and readiness. Agree on milestones after those factors are reviewed.
