Full-service short-term rental management
A guest's stay crosses several jobs. The calendar needs to match the cleaning schedule, the listing needs to match the property, and repair decisions need to reach someone with authority to act.

Define the handoffs that affect a stay
Start with a typical reservation and follow it through the home. Who answers the inquiry? Who confirms the house is ready? How does a cleaner report a broken appliance, and who decides whether the next arrival can proceed? A full-service proposal should explain those handoffs.
The owner also needs a clear role. Agree on spending authority, major repair approval, personal-use dates, and the decisions that require a direct conversation. Emergency arrangements need actual contacts and coverage terms, not a general promise that everything is handled.
Put the included tasks in writing
The right arrangement depends on your property or community and the support you want. Lauren will discuss the work with you, then share detailed inclusions and pricing in a private proposal.
Account for the work between reservations
Unoccupied days are useful for maintenance, inventory checks, and replacements that cannot be completed during a short turnover. The calendar should make room for those tasks. Repeated small failures, such as unreliable Wi-Fi or worn linens, need a recorded remedy rather than another apology to the next guest.
An owner should be able to understand how a booking becomes a payout: lodging revenue, platform charges, adjustments, management charges, and property expenses. Confirm who retains the supporting records and how questions are resolved.
Kolibri can discuss a scope once the address, property condition, and owner priorities are known. Request written service details and charges before deciding whether the arrangement fits. No occupancy target, revenue guarantee, or round-the-clock staffing promise is established by the phrase full service.
Common questions
Does full service mean I never approve anything?
The agreement should reserve the decisions you want to make and give clear limits for delegated work. Major purchases, structural repairs, and unusual guest adjustments often need explicit authority.
Are cleaning and repairs included in the management fee?
Lauren will explain the proposed services and costs directly. Specific inclusions and pricing are provided privately before you commit.
Can an existing rental transition without canceling reservations?
Review the future calendar, account access, guest messages, deposits or payouts, and existing service commitments before choosing a handover date. The plan must fit the actual bookings and platform rules.
