What helps establish a pricing range

Relevant closed sales provide context, while active competition shows the choices buyers may be comparing. The home’s layout, lot, condition and improvements also matter. A house with a similar size can still require a different assessment when those features differ.

Send a short description of recent work and any repairs you know are needed. If there is an addition, detached building, unusual access arrangement or lake-related feature, flag it early so the assessment can identify what needs verification.

Separate the different kinds of value

A proposed listing range is a market assessment for a sale. A lender may need an appraisal for its own purposes, and Bell CAD maintains property records for tax administration. Each has a different role. Tell us if your request is connected to an estate, legal matter or another purpose that may require a qualified appraiser.

The final sale price depends on the property, the market and the terms agreed with a buyer. We do not provide an instant estimate or guarantee a result through this form.

Use the assessment to plan the next decision

Discuss a realistic preparation budget and the time you have before listing. If the home needs work, compare how you might present it in its current condition with a plan for selected repairs. Estimates from the appropriate trades can make that discussion more useful.

Your likely net proceeds also depend on loan payoffs, selling expenses and any negotiated concessions. Ask for those items to be considered separately from the headline sale price. A tax adviser should address the tax effect of a sale for your circumstances.
