Listing services for Central Texas sellers

A listing agreement should make clear what you are asking the brokerage to do and what you will need to provide. Kolibri Realty starts that discussion with the property, its occupancy and the sale you are trying to accomplish.

Define the work before the launch

Review the proposed price with supporting comparisons and a candid account of condition. Agree on the preparation that fits your budget and timing. Some homes need simple organizing and cleaning; others raise repair or documentation questions that should be settled before marketing begins.

Ask for the proposed listing services in writing. Discuss which materials and channels are included, who approves property information and how any additional expense would be authorized. Photography, staging advice or other marketing work should be part of the agreed plan if you want it included.

Make access and property information workable

Showing arrangements need to reflect how the home is occupied. Discuss availability, pets, alarms and belongings that need to be secured. A tenant-occupied home needs its own access plan based on the lease and applicable requirements.

Collect documents that answer likely buyer questions. TREC provides a seller disclosure form; ask which notices apply to your transaction. Your own knowledge of the home’s condition remains essential, even when an agent helps organize the paperwork.

  • Existing survey and records of completed improvements.
  • Association documents and relevant recurring charges.
  • Warranties or service agreements that may transfer.
  • Items you intend to keep that buyers might otherwise expect to remain.

Agree on the work after an offer

Review an offer as a package, including financing, deadlines, concessions and possession. Discuss how inspection requests and amendments will be handled, and identify issues that need an attorney or other specialist.

The listing plan should also address the handover: required repairs, access for follow-up visits, personal property removal and closing arrangements. Confirm the exact scope and compensation in the signed agreement, including any help you need while you are away or after an offer is accepted.

Can the service plan account for an owner living elsewhere?

Discuss your location and what needs attention at the property. Access, document signing and any local help should be agreed in advance; remote ownership does not establish a particular service arrangement.
