Make the listing answer practical questions
An applicant needs to understand what is included in the rent and what living in the home involves. Confirm the appliances, parking arrangements, utility responsibilities and availability date. Describe the property's features accurately, including any areas that are excluded from the lease.
Set the asking rent using relevant comparisons and the home's actual condition. If repairs will change that condition, separate the home as it stands from the home expected at move-in. A promised completion date needs a credible work schedule before it appears in advertising.
Set a consistent application process
Application criteria need to be established before applicants are evaluated. Decide what information is required, how it will be verified, and how incomplete applications will be handled. Applicable fair housing and consumer reporting requirements belong in that process.
HUD explains that fair housing protections extend to rental housing. Marketing and selection should focus on the property and lawful criteria. Requests for disability-related accommodations need appropriate review; they should not be treated as ordinary requests to make an exception for convenience.
Owners should understand who has authority to approve an applicant, which decisions require their input, and what screening can and cannot establish. A screening report is one part of a documented decision. It cannot promise a resident's future behavior.
Finish the handover carefully
Before possession changes, align the lease, amounts due and property condition. A move-in record should identify existing wear and defects with enough detail to be useful later. Give the resident clear instructions for reporting issues and following up on anything still outstanding.
- Confirm the final lease terms and all agreed amendments.
- Document keys, remotes and other access devices provided.
- Record utility handover responsibilities and dates.
- Identify the contact for rent questions and maintenance after move-in.

Ask for a leasing-only proposal and confirm availability for your address. It should specify where the service ends and who handles rent, maintenance, renewals and notices after placement.
How quickly will my home lease?
There is no promised leasing period. Rent, condition, competing listings, access for showings and the available move-in date affect the response. Review inquiry and showing feedback before deciding whether to adjust price or presentation.
Can I keep the same application requirements for every property?
Requirements need to be lawful and appropriate to the property and process. Consistency matters, but policy design and accommodation requests may require legal guidance. Avoid informal decisions based on assumptions about applicants.
