Compare the complete purchase
Ask for a written breakdown of the base home, lot charges, selected upgrades and any items pictured in the model that are excluded. Check practical details such as fencing, landscaping, window coverings and appliances. They can affect the cash you need after moving.
For an unfinished home, ask what you can still change, when selections become final and how changes are priced. Keep the signed plans and specifications together. A verbal description in the sales office is difficult to compare with the finished house months later.
Read the builder’s terms before paying
Review deposit requirements, cancellation terms, completion provisions and any incentive conditions. Builder paperwork may differ from the resale contracts you have seen. Have a qualified attorney review provisions that need legal advice.
The CFPB advises buyers to ask when a builder deposit can be returned and notes that buyers can shop for financing beyond a builder’s associated lender. Compare the written loan terms and the total purchase cost with and without an incentive.
Plan inspections and the handover
Ask how independent inspections can be scheduled and what access the builder permits at each stage. Get the answer before you depend on a particular inspection date. A walkthrough for finish items and a professional inspection have different purposes.
Review the warranty documents, reporting process and any remaining work before closing. If an item will be completed later, ask how that commitment will be documented. For a house still under construction, allow for the possibility that the anticipated move date changes.
