Build a budget you can live with

Before choosing a price range, review your regular expenses and the cash you want to keep after the move. Ask lenders to explain their estimates in writing. Compare the full payment and closing costs, including charges that will be paid separately.

Plan for spending that does not appear in a mortgage quote: moving, utility setup, appliances you need and early maintenance. If assistance programs interest you, ask the lender or program provider about current eligibility, availability and repayment conditions. No program approval is assumed.

Learn the decisions before the deadline

Ask how earnest money, any option fee and contractual review periods work in the offer you are considering. The terms and deadlines belong to the actual contract; there is no universal schedule that fits every purchase.

An inspection can raise questions about condition that need estimates or a specialist’s opinion. A lender’s appraisal addresses value for the loan. Keep both in the plan, and ask who is responsible for ordering each. Avoid using a favorable result from one as an answer to the other.

Prepare for closing and the first months

When loan documents arrive, compare the costs with the lender’s earlier estimates and resolve unfamiliar charges before signing. Independently verify payment instructions with your closing provider using contact details you already trust.

After the purchase, keep warranties, inspection reports and service records together. Bell CAD publishes homestead exemption information; check your own eligibility directly and complete the appropriate application. The previous owner’s tax history does not establish what you will owe.

  • Identify the cash needed before closing and at closing.
  • Ask what changes to employment or credit could affect financing.
  • Keep a calendar for contract decisions and moving arrangements.
