Show how the home works
Start with the features a buyer can use: the arrangement of rooms, storage, parking, outdoor space and improvements supported by records. Explain an unusual layout with clear information rather than a broad claim that the home will suit everyone.
Before photography or other agreed materials are prepared, decide what should be tidied, repaired or removed from view. Walk through the home from the entry to the outdoor areas. Everyday items can obscure features that a buyer needs to see, but the presentation should remain faithful to the property.
Check the claims before publishing
Verify dimensions, included items and improvement descriptions using appropriate records. If a room was converted, a structure added or a boundary is uncertain, resolve what can accurately be stated. Ask the right authority before advertising a property as suitable for a particular business or rental use.
Descriptions of nearby amenities should help buyers orient themselves. Avoid guaranteed travel times, unsupported school claims or wording that implies a home is intended for a particular type of person. Buyers can decide which locations and features fit their needs.
Discuss the channels and the response
