Build your map around real destinations

Give Kolibri your work location, regular appointments and any other trips that shape the week. Temple, Belton and Salado can produce different travel patterns even when homes look close together on a regional map. Test candidate routes at the times you expect to drive.

If schools are part of your decision, verify the assignment for each exact address with the relevant district. Choose the information you want to compare, such as programs or transportation, and review the district’s own materials. A mailing address is not sufficient confirmation.

Make a short visit count

Prioritize a manageable list of homes and leave time to walk the lot, check parking and look at the surrounding roads. Write down uncertainties while you are there. A rushed visit can leave you comparing photographs after you return home.

If you need remote help, discuss what can be arranged before setting your travel plans. A video view cannot answer every question about condition, sound or access. Plan for independent inspections and any specialist visits the property needs.

Coordinate the move with the contract

Share a lease end date, job start date or required move window early. These dates help frame an offer, but the purchase still depends on negotiated terms and the work required by your lender and closing provider. Keep a backup plan for accommodation if timing changes.

Before committing to a home, confirm utilities, internet availability and insurance at the address. For a property outside town, ask how water and wastewater are provided. Around Lake Belton, distinguish a nearby public recreation area from rights attached to the lot.
