Selling with Kolibri

Questions about selling your home

Your property’s condition, occupancy and timing shape the answers to most selling questions. Use these starting points to prepare for a listing conversation, then review the details for your own transaction.

Bring the information that changes the plan

Share the address, ownership and whether the home is occupied by you or a tenant. Bring available records of improvements, known concerns and any association requirements. If another move depends on this sale, include the date and financial connection.

A listing discussion should leave you with a clear proposed scope and an understanding of which decisions still need information. Ask how costs are authorized and which issues call for a specialist or attorney.

Keep decisions connected to the contract

After accepting an offer, review the actual dates and responsibilities in the agreement. Repair discussions, financing and possession each have their own terms. Ask for clarification before agreeing to a change and keep signed amendments with the contract.

Common questions

How will Kolibri suggest a listing price?

The discussion should consider relevant sales, current competition and the property’s condition and features. Request a pricing assessment with the information specific to your home. No online figure or suggested range guarantees a sale price.

What does it cost to sell with Kolibri?

Ask for a written proposal explaining compensation, included services and any separate expenses. Also consider payoffs, preparation work, closing costs and concessions. No fixed fee or commission rate is published here.

Do I need to repair everything before listing?

No universal rule fits every property. Discuss the condition, buyer expectations and your budget, then get estimates for work that affects the decision. Known issues still need appropriate disclosure.

Does selling as is remove the need for disclosures?

Do not assume that it does. Ask which disclosure requirements apply and use current forms. A qualified attorney should advise on exemptions or unusual circumstances; marketing language does not resolve that question.

Should I accept the highest offer?

Compare the whole offer, including financing, contingencies, requested concessions, deadlines and possession. The highest headline price may involve terms that do not meet your needs.

When should I plan to move out?

Use the possession terms agreed in the contract and any temporary lease. Coordinate moving arrangements with the closing provider and brokerage as the transaction progresses.

Can I sell a home I inherited or own with someone else?

Discuss authority to sign and title questions early with the closing provider and an attorney as needed. Bring the relevant ownership documents before setting a sale schedule.
